Poor Maintenance & High HVAC costs
October 2, 2024The location is great and convenient for walking paths, parks, and groceries, but the building is poorly managed and the HVAC design is flawed. The HVAC in my unit stopped working about 5 times over a year, when it stops working the solution usually requires resetting a breaker in a separate unit. When the air conditioning does work, it doesn't function well—never reaching the set temperature. Great Location/ Not Run Well
August 29, 2024You can't beat the location in Logan Square. Close to the trail. Close to Amtrak. Grocery store across the street and easy access to center city. The building isn't run well. Maintenance tickets are often ignored and only followed up on after several e-mails. My apartment had leaks in the roof, which were never fixed or resolved. My tickets were often marked resolved without any actual response or anyone even acknowledging an issue. There's no presence of the management team on site.Review from Apartments.com
Air conditioning doesn’t work
August 3, 2024I moved in a year ago and since the day I moved in the air conditioning can’t cool below ~75 degrees. I’ve reported this to management more times than I can count and they have been unable to identify a problem or find a solution. I have talked to other residents with the same problem and have seen people order air conditioning units to help with this summer heat. Fine
May 25, 2024People have been living here for about a year now and building still has things that aren’t completed (I.e. grills and fire pit on roof don’t operate). Management is fairly non-responsive and typically requires multiple emails to get a response. Maintenance is almost completely non-responsive- work tickets need to be followed up on multiple times and require several follow-up emails and even then may or may not actually be completed. When toured, multiple residents were told that the back area ...was going to be a courtyard, but they decided to turn it into a parking lot instead (so the first floor apartments facing the back have people parked directly looking into their windows). Best complex in Center City / Logan Square
March 29, 2024The reviews stating there's construction, yes. We agreed to move into an apartment building that was not complete so there was obviously going to be construction for a period of time, we all knew what we signed up for. That being said, the construction is complete and has been for quite some time. This apartment building is awesome. You get a ton of space in one of the best neighborhoods in Philly. Constant construction
February 15, 2024Moved into the apartments @ 23rd and cherry in September. If you want any type of peaceful living or don't want to get woken up by construction every morning, stay away. It's been 5 months since I moved in and they are STILL working on the building (probably because all of the issues it had in the first place). They clearly rushed getting this place ready for tenants when it was nowhere near done. Convinced I will be living on a construction site for the entirety of my lease.
