Roach Issues Experienced by Residents
June 15, 2023Seriously consider living anywhere other than this apartment complex. I do not like writing negative reviews, but feel a duty to share my experience over the past 2 years so that no one else invests in this complex until some important changes are made. My concerns are listed in order of priority/level of concern: Our place had a severe roach infestation (german roaches) despite our keeping the place clean and calling on the apartment’s pest control team multiple times (3-4 times) and following ...pest control recommendations as well as spending our own money based on their recommendations. The current pest control response is insufficient and not working based on our experience. This is not my area of expertise, but something else needs to be done on a larger scale in response to this problem. We know for a fact we were not the only unit experiencing this issue. The roach droppings were everywhere - creating breathing problems for my roommate, destroying our belongings, and food. Despite continuous maintenance reports filed for management on the issue, the same ineffective solution was proposed to us every time without concern for resident wellbeing. It was clear to us from our experience that the money that goes to this property is not being reinvested in the interiors (only the exterior which is beautiful and attracts people to live here). There was no overhead lighting in the apartment living room and office, and we were told on our apartment tour that we would have stainless steel appliances in our unit (we did not even though we signed a stainless steel appliance care page in our lease). As a resident I experienced long response times/unresponsiveness over email; the only way I could reliably get help or answers in a timely fashion was over the phone. Last Summer, the back pool (salt pool) was closed frequently throughout the Summer without notice and upon calling multiple times, we were given conflicting reasons and as to why the pool was closed. I understand repairs and maintenance are necessary, but please at least notify residents about pool closures or reimburse them for the inconvenience. For me, the benefits of living in this community do not outweigh the significant cons listed above. But to be fair, I did want to list what I enjoyed about living here: fast response from maintenance staff, nice exterior greenery, and a convenient car wash station. Do not live here until these concerns have been properly addressed and taken seriously.Property Manager Responded

Wrong move!!!
October 14, 2020*Lower level apts flood when it rains hard *Bugs galore *The Manager is condescending and does not care about the tenants at all. *People steal packages. *The "upgrades" are deceiving. *Leasing office remolded but apartment aren't *textured walls and popcorn ceilings *50.00 for a gym card *50.00 deposit for a pool card. * Not worth the hassle at all!Property Manager Responded

Great place to live
January 23, 2018I have been living here for almost 4 months now. The neighborhood is pretty mellow and quiet. The apartment was clean with new carpeting and so far the 2 requests I have had for maintenance were completed right away. The landscaping is tidy. The bus runs through for the children. The office is always having special gatherings for the tenants. I have no pets so I have no use for the pet park and I have not used the car care area. I love that there is a gym available with really nice equipment, ...pool area is very clean. The neighborhood is close to a lot of shopping/eating places. Pretty decent complex for the rent. The only thing that I dislike is that there are no lights in the bedrooms. You will need to have a lamp for each room for sure. Although I was nervous about moving into an apartment I hadn't viewed (I moved from out of state) I am very happy to be living here.Property Manager Responded

Great nieghborhood
August 30, 2017Great living space ! Maintenance is outstanding and the office staff are extremely professional! The price is reasonable and the community is located to a lot of restaurants etc my family and I have renewed our lease again no regrets ! Hands down !! We love everything from the beautiful pool !! Another reason why this is a great place to live, Debbie (manager) drove by saw my blind was not right, called me sent Kennedy (maintenance)came over to repair the window and blinds the very next day. Bad experience with management
August 5, 2016After being given a lovely tour of the property, me and several of my friends decided to rent a three bedroom apartment on the top floor. The move-in experience was handled very poorly. One of the issues we had was our email information being mishandled. This unfortunately made it impossible for us to complete our lease agreement online. Also, we were being handled by a new staff member. I wouldn't have a problem with this, but the final paperwork had been written down/printed out wrong multiple ...times. It took roughly six hours to complete everything. To top it off, the staff handled us throughout the entire process as if were being a nuisance. As time passed we had forgotten about it and were enjoying our new home. Unfortunately, this all stopped when mid june hit. Our AC unit was unable to drop the temperature of the apartment down, and was always on. Now before I continue let me first establish a couple of things. I understand that living on the top floor means that you will experience higher temperatures. Along with the fact that it's summer, and building wasn't constructed to better insulate and disperse heat. However, when you're AC is always (always) on, and is unable to bring the apartment down to the 70's then there's an issue. So we brought this up to the front office. Multiple times in fact. And every time we got the same answer....summer, building, AC unit is working fine (only needs to be 20 below outside). Finally after a number of complaints they finally sent someone to take a thorough look at the outside unit. They also offered all of us and indoor unit, which we only took one because we figured they fixed the AC. Immediately the next day the unit stops working (82 degrees inside). So we finally caved in and went ask for another indoor unit seeing as how they offered multiple. This however to be a lie. The statement we were given was that basically "all the top floor apartments in our building specifically are experiencing the same problem. This has cuased a shortage in units (okay,i understand). They have a several more but they're backups. If the problem doesn't ""FIX ITSELF" they will order more indoor units."!.... So in the end the Apartment is aware that something is broken and negatively affecting their tenants, but are unwilling to fix it (probably to save money). Meanwhile, me and my roommates have to set our thermostat at 79 to prevent us from having another $310 electric bill, and settle with sweating our butts off.Read MoreReview from Apartments.com

October 12, 2015We just relocated and moved into the Arbors at Breckinridges and we just love the apartment and the staff was more than helpful. It is a quiet community and the grounds are kept clean. Our apartment has new appliances with plenty of space for our family. The gym is huge and the pool is open year round. September 10, 2015The Arbors at Breckenridge is the third apartment complex I've lived in (I'm a young, single professional), and the first in a large city (suburb of Atlanta). It is also the first one I have ever renewed a lease at. Pros: - Very reasonable fees for trash, water (same every month based on number of persons living there), etc. - Quiet neighborhood. "Courtesy" Officer that ensures quiet during the night for a good night's sleep (I have yet to be kept awake by outside noise). There is a fire ...station close by though, and if you have an apartment close to the street (it's a large complex) like I do, you will occasionally hear the fire trucks leaving, though I have never been woken up by them (though I am a deep sleeper). - One time fee (does not even renew every year) for exercise room with aerobic and weight lifting equipment of $50. - Cheap move-in deposits (not even a full month's rent) - One time pet deposits (no monthly charges), though its not cheap ($300 for my cat). Certain dog breeds with bad reputations are not allowed, however. - Free weekly pest control spraying if you want it - but even better i haven't had to request it yet. - Pool access - Regular community activities (brunches, pool parties, etc) - Recently renovated community spaces (though I hated the noise Saturday mornings during remodeling) - I LOVE the new chairs under the pavilion (with ceiling fans!) for working on my writing (and a heater for the cool months), as well as fire pits, gas grills, tennis court, volleyball net. - If you have kids (I don't), it appears the bus actually comes inside the complex (at least for elementary) to pick them up, which I'm sure makes parents feel more at ease - Most of the staff are helpful and courteous, though like always there are a few you learn to avoid, but also some that are especially helpful you learn to ask for because they make things happen. Cons: - Some of the kitchen appliances are outdated, and they are very hesitant to upgrade them - There are two men that might respond to a maintenance request - one is really good, the other one I'm not sure knows which end of the hammer is for hitting the nail. I'm not going to name which is which on here - but you'll quickly learn after your first request! Overall, I'm very happy. I love where I live!
August 18, 2015The Arbors at Breckenridge is an amazing place to live. The neighborhood is always clean and quiet, and they are constantly adding and updating the apartment to make it even better. They gym is huge and having two pools makes it easy to not feel so crowded during the summer months. The thing I love the most is that we have a full time security guard that patrols the area. As a female, I feel extremely comfortable getting home after dark and walking to my door. We're just a minute drive away ...from the mall, grocery stores, and many restaurants!
