    This is the worst place i have ever lived. The office staff are great. the floor plan isn't too bad. when we moved in, our apartment was not cleaned. they got the apartment "cleaned" again. our floor was still gross. their is still paint on our floors. we swiffered and steam mopped our floors for hours. i spent $200 on a carpet cleaner. just so we could move in with clean floors.the office manager gave us a $100 gift-card to make it up to us. the oven was hooked up with a splice so we had a gas ...
    leak. Clearwater gas had to find and have them fix. Our floors are uneven. yey wobbly furniture. their is a fireplace that is an eye sore because its not square or plum or anything on any angle. all of this was livable. half way through our lease. we got upstairs neighbors. I hear almost every step. 3 kids. Weekdays 5PM to 9PM and all of Saturday its like full court Basketball upstairs. 100% stomping. Walls shake, Air Vents rattle, Windows shake. you want to read a book in your living room well you can hear the bed squeaking up stairs, let that rot your brain all night. You thought that's bad, cool it gets worse you can have another neighbor play DJ at 2AM so loud your walls shake. you would have to make my rent free to live here. I'll be living with a headache until this lease is up. this experience has been so bad i wrote a review, something i would have never done and I'm putting it everywhere.

    Animals in ceiling, none responsive management. Ac doesn’t work, place is up to 82. Electric bill up to $500 because of old appliance and always running. Aunts in room. Sink won’t drain. Pool is was down for 2 m in months. Garbage littered hallways. Etc etc, POOR PROPERTY MANAGEMENT

  • Extremely poor service, waterleak in roof and AC issues

    Ceiling is leaking in the bathroom, Hall, and cabinets. It stinks! AVOID MOVING HERE! When I first reported the issue, they just repainted to make it look fresh, and within a week it started leaking again. It's been an ongoing issue for over 4 months now.     roof, created a big mess in the bathroom, and it's been more than 5 weeks now to address the leak. Infact Bathroom is wrapped with construction trap for over a week now - the dust, the garbage was left unclean. I ended up calling a third party vendor just to clean my bathroom. It is still covered with tarp and cannot be used. I am paying for a second bathroom that I cannot use! Not recommendation. AVOID MOVING HERE! AC does not work properly in master bedroom. It's 10-15F off from set point, works fine in other rooms.

    Hot water heater has been out for over two weeks now. We call no answer. We leave message and no return call. I drive down to the office and I get told whatever gets me out of office quickest. Beyond poor customer service.

    Not only is this place between two loud main roads, buildings 4 and 5 are less than 100 feet from two very busy loading docks. Do not rent if you are a light sleeper or ever have to work from home

    I have been a resident for three months now, and there are no problems with my apt, or the grounds. When I moved in, the apartment was very clean. The staff has been excellent, and the residents are friendly. Not sure what happened with the tenants who gave bad reviews, but so far I have no complaints.

  • Be aware of Grande Reserve

    I am a current resident here and I would like to advise all potential residents to steer clear of the grand reserve. I've been living here for almost a year now and I've had nothing but problems. When something breaks in the apartment it takes months to fix even after multiple calls. My front door has smelled like urine for months and they haven't done a thing about it. They simply do not care about their residents. I've paid my rent on time the entire time I've been living here and twice they ...
    have put up a 3 day notice to evict and tried charging me a late fee of $100 for rent that was on time. From the day we moved in we have had cockroaches and ants. Also, I recently purchased a car and it was parked for three days and they towed it. That was my final straw. If i could move out this second I would. All around a terrible experience from this complex. If i could give them zero stars if would. **also the hot tub in the photos on here does not exists, they also tore the playground down awhile back and the movie room is as we were told “wasn’t a thing” and the dog park is terrible, literally almost broke an ankle walking through it because of grassed over holes.

  • Look elsewhere

    The maintenance on this property is awful. There are so many exterior lights out that i'd consider it unsafe at night. Vehicles can't see you or your dog or your kids. The pedestrian gates are inoperable most of the time so people can wonder in from the street and lurk in the shadows. I know, I've encountered them. Don't waste your time here....way to many other options out there.

    If you're looking forward to overpaying, less than stellar amenities, rude office staff, and police in the apartment after hours weekly, then you're in the right place! Other than that, you should be fine. Oh and cockroaches.
