Outdated And Dangerous
February 21, 2020Both can apply to the building and property management company, Colorado Casa. Have been renting here for years. Have been a landlord of my own out of state property for longer. The electric hasn't been re-wired and breakers will constantly trip. Some of the flooring is asbestos and the wood flooring has nails sticking up through it. I doubt it has been repaired or refinished since Bill Clinton was in office. Plumbing had to be fixed and leaked onto the washer and dryer after the contracting crew ...that was hired installed a tub to replace the decades old unit. Has been infested with bed bugs each year. Contractors that were sent out often didn't have proper licensing to perform the work they were hired to do per the Pikes Peak Regional Building Department. Had to contact the city utility company to confirm a gas leak that went on for two weeks before management did anything about it. Other than allow the vendor to harass me on my personal number, insisting they 'did a good job.' Each time there was an issue; it was as though we had to prove it existed. Rather than simply report itbper our leasing contract requirements. Management called the residents liars on several occasions for reporting serious safety hazards, such as falling through broken stair treads. Colorado Casa's offices have also gone through so many employees that residents found themselves learning new names with each call. They do not call ahead for work--unless you have to call and remind them that work was scheduled. Then there's an expectation that you will be sacrificing time away from work immediately; as management often does not keep unit key copies. They also operate in a real estate capacity. I wouldn't trust them with a lease, so I can't imagine they would handle closing a sale properly. The house is over 100 years old and in bad shape. It's literally the ugliest home on the block. Each reputable vendor that has come out has told us that the house won't last another decade. There are holes in the exterior siding that have been there for 10+ years. A quick search of the property owner will turn up an elderly man who lives; unsurprisingly, in California. His trust also owns several homes in equally bad states of disrepair in the neighborhood. Which may be part of the problem. If you're not going to live long enough to see a return on investment for fixing the property, why bother?
