Low rent, great location, TERRIBLE LANDLORDS
July 17, 2018These apartments are a good deal in terms of location and rent price, but the benefits end there. The landlords are very slow to repair SERIOUS problems (including plumbing, and even then, they are surprisingly sloppy. Communication is a joke. All of that we would have put up with for affordable rent, but when we moved out, the landlords avoided doing a walk through with us and ended up trying to take about a third of our deposit. When we contested it, they ended up adding hundreds of dollars in ...additional charges. We took them to small claims court and won the FULL DEPOSIT back. Be careful of Management
December 14, 2017Pretty location across from Loring Park. Good price for being in the city and no high animal fee. For these reasons i gave it a 2 star instead of just one. My 22 yo daughter and friend rented from Guthrie Square (they are supposedly managed by 'Minneapolis Real Estate'). We were told they would paint and clean before the girls moved in but it was very dirty. They had not even moped. Appliances were in bad shape. There was a knob missing from the stove and my husband found it in the sink ...disposal. A couple months after moving in someone broke in thru a window that the girls left unlocked. My daughter went to management to let them know it occured and instead of thanking her for letting them know (most landlords should want to be informed of illegal acts that occur on their property) they lashed out at her, blaming her and telling her they are "the problem" etc. He even went as far as to tell them they cannot have people over. Although its a tenants responsability to keep windows locked my daughter just wanted management to be informed of what occured and she assumed they would want to know being its their property! She left the office and called us in tears. We told her to file a police report of the break-in and a very nice Mpls PO came over and took their report. Luckily the police officer was able to calm her down. (Talking to management made my daughter feel less safe.) My daughter and roomate moved out as soon as the lease was up. There were issues getting the deposit back which she was warned from previous tenants would happen. I had to go to the office to talk to management to get the deposit resolved. (After the break-in issue i told my daughter to not approach management ever.) So my advise is if you want to rent from them you need to be able to stand up for yourself because they will attempt to screw you over. My daughter and her roommate are young women and i believe Management figured they could manipulate them and intimidate them. Before you move in make your expectations clear to them (that you expect them to clean apartment, paint, etc) and hold them to it.
