Unsafe property, being poorly managed.
January 31, 2024Non compliance with code enforcement to provide an Engineer Report regarding the unsafe porches, decks and balconies throughout the building, one of which has been propped up for 5 months with 2x4s. Its easy to see, on the right, as you enter the parking garage on the first floor. Birds have been nesting in dryer vents throughout the building since the day I moved in. I have documented and reported it since 2022. Again, this is easy to see by the bird droppings coming from our dryer vents and ...the debris that the birds have nested in is also visible as it protrudes from the louvre vents. Not only are the birds not removed, they have no routine maintenance for cleaning dryer vents, creating a major fire concern.Read MoreReview from Apartments.com

Such a beautiful let down! MILITARY BEWARE
November 12, 2017When I arrived in VA Beach temporarily this place caught my eye. A block off the beach and a brand new apartment complex with beautiful interiors. The rooftop lounge has a fantastic view dispite the all the huge hotels on the strip. A lot of time was spent designing and decorating the apartment complex. Appliances are definitely on the cheaper end for a "luxury" apartment. But overall I was in love with this place. The management was extremely nice and curteous. They even offered package delivery ...right to your room. THIN WALLS: The first two months it was great! Nice and quiet for a guy working 12-14 hour days 7 days a week while the complex was completing construction. Enter the third month of living there and the neighbor moved in upstairs and below. Within days I found myself below a herd of buffalo. The ceiling was so thin you could hear the washing machine, the dishwasher, the tenant, and the drunk boyfriend everynight. Once the neighbor below moved in I started receiving complaints from management about the noise I was making while getting ready for work around 4am so this seemed to be a common problem somehow though I manage to get ready every morning and not wake up my girlfriend in the same bed as me. BROKEN AMENITIES: It was not until my fourth month at the apartment that I went to go use the rooftop grills. All three grills were not working. This is alarming seeing that a brand new complex has three broken grills within six months of opening. **MILITARY BEWARE:** Most important thing to me being active duty military. I received orders to return to my home command. I went to the office to exercise my SCRA rights to terminate the lease and turned in my keys. After about a week I received an e-mail saying that my request to terminate the lease was "Denied" because my orders were "preexisting" and therefore not valid. After a week of battling I turned everything over to the legal department at my command for them to handle. The property owners clearly did not understand how military orders work and they stated that I should have notified them that I could not fullfil the 12 month lease when I was signing even though this was a special modification to my orders to send me home early. Bottom line is that they are very strict with military and they abide by SCRA benefits to a T and then some. Beware of any complex owned by "The Breeden Company".Property Manager Responded

Gave it six months
August 16, 2017Loved the location! Within two minutes of coming home from work I was walking the boardwalk and so many restaurants within waling distance. The Breeden Company staff was exceptional, answering questions and inquires promptly. Packages were delivered promptly with a friendly text message (Thank you, Sammy!). The parking garage staff knew me and my car; I had a great rapport with each attendant. The garage is kept very clean. So why the one star? 1. The noise! My apartment was located under a ...handicap unit and I spent every night listening to a motorized cart rumbling all over 24/7. When I mentioned it to security, I was told noise is relative. Not the best reply. I should have been made aware I was going to be under a handicap unit at the time of signing my lease. 2. The smell! Yes, we were treated to the Trash Fairy who would swoop in and collect all the trash placed in your hallway by 9PM. Though some residents couldn't set their clocks correctly and would put out their trash after 9PM. This trash then sat in a very closed-in hallway for another 24 hours. My nose would be greeted to old pizza boxes and pet poop aromas each evening as I walked to my apartment. 3. Building structure! Fire alarm malfunctions are common at all hours. During Hurricane Matthew, the rain water poured through my porch door, flooring my living room floor and ruining my wool rug. No fix offered for the leaking door nor reimbursements for rug cleaning. 4. Waiting time! Yes, I adored the parking garage staff BUT the 25th Street parking garage is also a public lot. In the morning hours there is no human at the booths and those paying had to negotiate the difficult electronic payment system. I literally sat waiting for people to pay for their public parking for more than 25 minutes before I could exit the garage. Add that to your daily commute time. You need to weigh the pros and cons before a signing a lease here!Property Manager Responded

misleading
March 27, 2017The building is new and looks modern, however the units are poorly built/designed. This is the loudest apartment I have ever lived in; footsteps from above and noise from the hallways penetrate through the thin walls and floors. I could easily overlook the shoddy workmanship of the finish work inside my unit, but the noise is brutal. Also, my car has been broken in to inside the parking garage.Review from Apartments.com
Hard of Hearing? You'll Love It!
December 5, 2016My biggest beef with this place is the sound. For crying out loud, I haven't been in a place this poorly insulated between floors since I lived in an efficiency next to the projects! Literally every single footfall above you is audible. If someone plays their TV or music, you can dance to it. Right now it sounds like someone above me is bowling. Below me I can hear the TV and my floor is vibrating. When people in the gym lift weights several floors below, guess what? You can hear that too! Sure ...there are homeless people wandering about, but I can deal with that. Like the unfortunate gentleman who was urinating on the wall in the garage this morning. Who could blame him? It was raining and cold. How was he to know I was on my way to my car to go to work? Now you can't blame the staff for the poor construction. That's the architect's fault. The staff, God bless them are suffering along with everyone else. So if you're deaf, come on down! It's quite lovely otherwise. BTW, while I was writing this, I stopped to see if I could find out just where in the world the pile driver was coming from. Is it above me? Is it below me? Is it on the roof? Who knows? 5 o'clock always
November 28, 2016Aqua 25 is for the young and the old, beach goers, music lovers, food seekers, and all in between. I have been living here since June, and when my dad (85) visited in Aug from California, he saw how fun it is and moved in The next month to the 4th floor overlooking the pool. (True story- just ask Jamie the property manager). Only a few steps from the beach, it's like living a resort style life at your pace. From the breathtaking views on the open air rooftop lounge - BBQ'n chicken or grilling ...fish - to watching the spectacular summer weekly fireworks from the 24th st. barge, Aqua has something for everyone. The inviting lobby, lounge, and game room on the 1st floor, 2nd floor state of the art large fitness room, and outdoor tranquil pool are great places to unwind or mingle with your friends and neighbors. The included amenities are extensive - dog grooming facilities, front door trash pickup, reserved covered parking spots, dry cleaning pickup (for a fee), bike rentals and postal deliveries. The floor plans are spacious and open with large bathrooms and bedrooms, granite kitchen islands with sinks and stainless steel appliances. The personnel at Aqua are very professional and provide excellent service. Jamie, the property office manager, is always helpful and responds quickly to any concerns or needs. Sammy, the senior maintenance guy, has a fantastic personality and is like your personal handy man and go-2 man. Noisy and pricy
September 18, 2016great location and rooftop deck is really cool. my apartment is small but it works for me. Same as other reviews about the appliances and lack of promised features and parking problems. staff is nice but slow to respond. Highly disappointed and aggravated about the sound. You hear every step taken in the apartment above you and toilets and shower running next door. FOr the price you are paying here you would expect much better qualityReview from Apartments.com
Fumble at the goal line
August 30, 2016We moved in before it was completed. Big let down on the delivery of the promises. Remove luxury from the listing and i would give it a better review, but right now its not happening for me. Stainless steel appliances, granite countertops and hardwood floors can only be found in the club house/office. Its real pretty and fancy in there but the units remain without the promise of luxury so i give it a 2.5. Office staff are troopers and try to make it happen. I give them a 3. Stunning place!
August 15, 2016The Breeden Company has really created a stunning place at Aqua on 25th in Virginia Beach Oceanfront! I was surprisingly taken back by the staff, Ann Taylor with her commitment to showing me several places and helping me find the perfect place to move to once my local lease is up at my current place at the oceanfront! Jamie the office manager was very helpful in offering any additional questions I had! What a gem Aqua is! The roof top deck with gourmet grills, huge buffet marble dinning table, ...conversation couches AND private tables for 2 with heating and fans above them with breathtaking views and sounds of the Atlantic Ocean! It's quite magical how they situated the apartments pool surrounded by the apartments located in the center of the building for private residence use! The grounds around the pool with river rocks, fountains are something you see at a high end resort/dos! Currently there building decks to lounge overlooking the pool! Every space is completely thought thru including the space in the luxury apartments! The parking garage is a great bonus and free the first year where in anyplace I've experienced with overhead parking it's pricey! As a resident of Virginia Beach and owning a vehicle you are authorized a free permit parking decal and additional 2 parking placquards for purchase for street parking (20 each if I recall correctly) issued from the city FYI (located on Birdneck road by the 264). The appliances I find I the middle of the road which are very nice btw! Overall the first thought seeing the apartments and location you think "oh I bet there loud and to small for the sq footage you get" FAR FAR from the truth! Pandora's Box
July 26, 2016Looks tempting but don't go in. Its a mess. Floors are not hardwood, they are laminate that look like hardwood and are cheap sticky tiles. Appliances are low end, cheap. Refrigerator is small and washer/dryer are apartment size pieces of junk. Parking is a nightmare. They tell you get 1 pass but don't tell you that after 1st year you have to pay $50 a month if you want to park in the garage, you have no other choice because they worked a deal with the city so residents don't qualify for street ...parking passes. If you have overnight guests you have to get on a waiting list and pray for a pass, there are only 50 available for 150 tenants. Forget about resident guest passes from the city you are not eligible. Just getting in and out of the garage is a nightmare in the evenings or weekends. WAY TOO MUCH traffic. Forget about getting in and out of the building, they still don't have regular access doors in working order. February 16, 2016Not moved in as yet, but feel like part of the "Aqua Family" already. The Senior Property Manager, Jamie is...well...he's like a Nephew to me! He knows my voice over the phone, and never tires of my concerns. He's up beat and genuine, I can't wait to meet him in person! He has assured me that the apartments are as beautiful in person as they appear on screen and I have no doubt in my mind that this is true.
