  • Management is rigid and unhelpful

    Staff was very kind and great to work with, but the building is not great and management was awful to work with. When I moved in, the apartment wasn't fully ready--the kitchen cabinets didn't have all the brackets they needed to be held up and so when I started unpacking, all my glasses ended up falling out of the shelf and shattering everywhere. Some landed on my laptop and broke it. Park Adams was really unhelpful and insisted there was no proof that I didn't remove the brackets or that their ...
    own maintenance staff didn't adequately prepare the apartment for me. Then when I moved out, even in the face of bank statements and the lease agreement itself, the property manager insisted I only paid $100 in a security deposit. Other staff were able to resolve this issue, but the experience with Park Adams management left a really bad impression. If you move here, expect profits and money to take precedence over your own safety and interests as a resident.

    You can't beat the location and staff! I can walk to anywhere I need (grocery shopping, bank, vet & groomer, etc) and the office staff, maintenance staff, and cleaning staff are excellent.

    We had a really terrible experience living here - the amenities are good enough, but the apartments are very old and you hear everyone above, below, and next to you. Kids run around all over the place because of their absent caregivers and the staff did not do enough to enforce quiet hours. I also don't know why they are still on a system that forces you to start the heat setting when there are still warm days in early autumn and late spring, but you better crank up your fans because it gets ...
    incredibly hot on those days. Maintenance screwed things up many times, including having to come back not twice but THREE times to fix some lighting. Not only that, but they locked our dog in our bedroom one time they came in and she was stuck in there until we got home - that is NEVER okay. This was addressed by the leasing office staff but it still makes my stomach churn when I think about it. In addition, we were told when we moved in that parking is never an issue, but as time went on, parking in THEIR OWN lot became a huge problem. There were multiple nights when we got back home and there were zero spots anywhere in the lot, requiring us to park in the neighborhood across Lee Highway. We pay for parking permits so we can stay in our own neighborhood and not spend 15 minutes walking to our cars on the street, it's completely inexcusable. Either Park Adams was giving out way too many guest passes or they weren't ensuring that tow trucks were coming through and towing people who shouldn't have been there. Everyone who lives in the building with a valid permit should be able to park there, period. I shouldn't have had to worry about getting home too late and cutting my evening plans short because I wanted to get home in time to actually have a spot in my own neighborhood, it's absurd. Beyond anything else though, the move-out situation created the worst impression for us. Unless you want a ton of extra charges, you have to do a lot of the grunt work at move-out to get your deposit back. That includes paying out of your own pocket to get your carpets steam cleaned (and yes, they require a receipt to ensure it was done professionally), which is something I have never had to do in any of the MULTIPLE apartment complexes I have lived in prior to Park Adams. The staff toward the end were extremely inflexible and cold, we could not wait to get out of there. Stay away.

    During the move in process, several items were noted to fix: dishwasher has bent supports so the dishes do not fit properly, the silverware holder has holes in it, shower does not drain well, paint peeling from the hallways & stairwells of the building, and open cable boxes on every floor. This was only what was noticed during the move in! To this day, all of these issues remain in the apartment and building. That is unacceptable.     showing. When trying to hang a curtain, it was discovered that there is minimal drywall and only plaster on the walls. There is no way to hang curtains, pictures or shelfs. There is no header (support for the window) installed along the top of the window. That is a standard in the construction world, I'm still puzzled there. The AC/Heater fails to cool or heat the apartment. First, the distributer vent is directly above the return vent. Even if you do have heat or ac, it doesn’t flow through the apartment. It’s impossible to keep the apartment at a steady temperature as well. The unit has broken and "fixed" three times. During these times, the apartment has either skyrocketed to 92* or plummeted to 55*. Every week the water damage in the ceiling grows and grows. This will cause mold! The management insists that they have fixed the roof. They have patched a tiny section of the ceiling, and sanded the bubbling areas. That is the extent of the work inside the apartment. When talking to the roofing contractor, they told us that Bozzuto is too cheap to really fully repair the aging roof. All they allow the roofing contractor to do is to add an absorbent agent in hopes the leaks stop. Water will always find its way in, they need to do a real repair! Parking is a major issue here. There have been countless times where there isn’t an open spot to park. My SO pays for a spot, it’s absurd that paying residents cannot have a place to park their car. I have seen plenty of nonresidents leaving the building and heading to their cars that are parked in the lot. The spaces that paid for by the people renting the units. How is that acceptable? Management will not tow those cars, but will tow my SO’s car that was parked in a legal spot. If I were you, I would look to live somewhere else. Save yourself some time (and headaches), and live in a building that actually cares about the tenants. This place only cares about making money off of your unhappiness.

  • Rent, Service and Location is decent, Parking rules are bad, Maintainance Issues

    Parking sucks here. Sunday night at around 11:45 P.M. we parked our car with a valid permit in a space probably a no parking but it did not have any "No Parking" sign in there and the parking lot was entirely full. The street parking was full and even after going more than a mile further outside we did not find any parking space. Hence we ended up parking in one of the corner spaces. And morning by 7:00 A.M. the car was towed. When checked with the management they said they would call and ...
    confirm with the towing company and get back to us. It was more than an hour they did not get back and I had to go to the office to check what happened. I get a reply saying yes, my car is with the towing company and gave me the contact details to go and get my car. They are tied up with the "Advanced Towing Company" one of the worst in the whole area known for money making for no good reasons. 1.5 Stars rating on Google and Yelp. And boom its a $135 to get my car back. I checked with the management how come the parking lot was completely full. They answered saying "the no.of cars registered are less than the total number of parking spots available. Could be that they have given guest passes and it is full". I am wondering on a Sunday night how many guests would be there. Shouldn't they have a limit on the number of guest passes? I also wonder if the towing company did their job of looking at all the cars for valid permit? Or just because our car was an outlier in probably a wrong parking spot they towed ours to make easy money? $135 is no less and when they say "no.of cars registered are less than the parking spaces available" then i still wonder why we couldn't get a parking space. I would like to have concrete numbers from them as to how many cars are registered, how many spaces are available and how many guest passes did they give? They have other good services but there has been a number of times water shut downs for some repairs. They do a good job of informing a couple days before. The heating was switched on only in mid november due to some HVAC repairs. We had asked for a resident user id to use the online apartment blogs which we never got. Now we dont even care about it. We ended up wining a 20$ potomac boat trip on a halloween event as we posted our pic on FB with Park Adams tagged. We were the only one to do that :) and hence got groupon voucher which we thought a good gesture. Dejon and Arielle in the front office are really good.

  • DO NOT MOVE HERE!

    I lived in Park Adams Apartments for 2 years and over that time period, there was a continuous list of issues and problems. The first being that my "renovated unit" was renovated with the worst quality of materials. The first day I moved in there were issues with my kitchen cabinets, my shower head popped right off, there was paint on the carpet, and more. Then, a year into my stay, we had a leak from the utility closet that caused the carpet in our dining room to fill with water. It look the ...
    staff 3 weeks and multiple visits to dry the area and repair the issue. And the worst part is, the carpet and sub floor was never properly replaced so our floor was uneven for the rest of our stay. I tried speaking with the Property Manager (Ryan) when we were having these issues and nothing happened. It was like talking to a blank wall. We request compensation for all of the inconvenience, and then were told that we would only be receiving 20% of our compensation request because the issue was OUR FAULT! Finally, the worst issue with this building was moving out. As part of our lease, it was never specifically stated what the costs associated with moving out would be, there was only a general statement that we had to adhere to the move out checklist. Well, we received this checklist and Park Adams charges their tenants for everything! They make you pay for painting, $150 cleaning fee, new carpet between tenants, filling any small holes, etc. You would think that some of this would be standard procedure for large complexes like this one who flips the units between tenants. Despite cleaning the unit before we moved out, there was one small patch (less than 50 sq ft) of carpet that was worn down from where we walked across our apartment daily. This is just normal wear and tear, but because of the inferior product installed before we moved in, they hit us will a bill to replace all of the carpet in the unit. Now they expect us to pay hundreds of dollars. SAVE YOUR TIME AND MONEY AND STAY FAR AWAY!
